Where do you buy property?
We will buy properties in London only. We act as an agent for cash buyers of properties outside London. Wherever your property is situated we can offer you a solution to address your circumstances.
Is there a charge for viewing our property?
There is no charge for viewing your property. However, we will expect to cover some detail over the telephone prior to viewing
What do you charge for your “Cash Buying” service?
We do not charge any fees and in fact we will even pay for your solicitor fees
How long does the process take?
This depends entirely on your requirements. We can exchange contracts within 24h if necessary and complete at a time to suit you. As part of the service we provide, we will work around your circumstances and not the other way round.
Do you offer flexible terms?
Yes — we offer a range of of creative property buying solutions to suit your particular needs.
When do I need to vacate the property?
This is entirely your decision. We will reach an agreement that works best for you. You may even decide to rent back the property for a period of time.
How do you value my property?
Typically we will offer between 70-85% of the market value of your property assuming reasonable market conditions. It is no secret that estate agents have a tendency to pitch asking prices on properties higher than what they are realistically worth (ie sell for). Clearly by giving a higher valuation they are more likely to get the business, plus it is very tempting as a seller to go with the agent who provides the highest valuation.
At Molae Properties we calculate what we believe to be the true market valuation of your property. We do this by using actual comparables. This is data from actual house/flat sales. We obtain this from various sources. We are happy to share this information with you when explaining how we have valued your property and what our offer will be.
How will an offer from Molae Properties compare to one secured through a conventional estate agency?
Molae Properties is a quick cash buyer. As such selling to Molae Properties has the advantage of securing you a fast and a guaranteed sale of your property.
When selling to Molae Properties there are no estate agency or solicitor fees to pay neither is it necessary to purchase and arrange a HIP.
